Refinancing replaces your current mortgage with a new one — on better terms, with a lower rate, or with cash out for a project. Most UWL refi files close in two weeks. We’ve refinanced thousands of NorCal homeowners since 2009, many of them two or three times across the years.

Two main flavors

Rate-and-term refinance — replace your existing loan with one at a better rate or shorter term. You don’t take cash out; the goal is a lower monthly payment or a faster payoff.
Cash-out refinance — pull equity out of your home as a lump sum at closing. Common uses: home renovations, college tuition, paying off higher-rate debt, buying an investment property.

When refinancing makes sense

Rate-and-term: if you can lower your rate by 0.5%+ and you’ll stay in the home long enough to recover the closing costs (usually 18–36 months). We’ll calculate the exact break-even for you.
Cash-out: when you have equity sitting idle in the property and a productive use for the cash — like a renovation that increases the home’s value, or paying off credit-card debt at 25% with mortgage debt at single-digit rates.
